With hardening interest rates, realtors will now have to provide offers to stimulate and maintain the momentum of demand. The central bank is challenged to strike an equilibrium between spurring progressive GDP growth and docile inflation pressure out of tolerance limit…Any further hike in interest rate compounded with commodity inflation will act as a market dampener.

अगर आप 20 से 30 साल की अवधि के लिए होम लोन लिया हुआ है, तो ब्याज दरों में इजाफा होने के कारण आपकी ईएमआई में भरी- भरकम इजाफा हो सकता है। उदाहरण के लिए मान लेते हैं कि अगर अपने 8 प्रतिशत की ब्याज दर पर होम लोन लिया हुआ है। रेपो रेट में 50 आधार अंक या 0.50 प्रतिशत का इजाफा होने के कारण आपकी ब्याज दर 8.50 प्रतिशत तक बढ़ जाएगी। ऐसे में आपको नई ब्याज दर के मुताबिक अपनी ईएमआई भरनी होगी। इस मतलब यह है कि आपको ब्याज दर बढ़ने के कारण पहले के मुकाबले अधिक पैसे चुकाने होंगे। रेपो रेट बढ़ाने के कारण बैंकों को अधिक ब्याज दर पर आरबीआई से लोन लेना पड़ता है। ऐसे में अधिक दर पर लोन मिलने के कारण बैंकों को ग्राहकों को दी जाने वाली ब्याज दर में बढ़ोतरी करनी पड़ती है। इसके कारण सभी प्रकार के लोन महंगे हो जाते हैं। सभी बैंक ग्राहकों के लिए मार्जिनल कॉस्ट ऑफ लेंडिंग रेट (MCLR) के जरिए लोन की ब्याज दरें निर्धारित करते हैं। एमसीएलआर में वृद्धि होने का सीधा प्रभाव अपनी ईएमआई पर पड़ता है। एमसीएलआर कमर्शियल बैंकों में लोन की बेस रेट के रूप में कार्य करता है। बता दें, रेपो रेट वह दर होती है, जिस पर बैंक आरबीआई से कर्ज लेते हैं। ऐसे में अगर रेपो रेट को बढ़ाया जाता है, तो बैंकों पर ब्याज दर बढ़ाने का दबाव बढ़ जाता है। ऐसे में बैंक लोन की ब्याज दर बढ़ा सकते हैं जैसा कि हमें पिछले कुछ महीनों में देखने में को मिला था। हालांकि सभी बैंक अपनी सुविधा के अनुसार ब्याज दरों में इजाफा करते हैं। ऐसे में बैंकों की ओर से ब्याज दर बढ़ाने के ऐलान में अंतर देखने को मिल सकता है।
